Here are five things you should know about a professional Realtor that will enable you to gain the most when purchasing a new home in Newfoundland.

1. Your Realtor works in the real estate business to provide an income for himself and his family. Most Realtors get paid on commission basis.  He is motivated to work for you because he will receive a real estate fee when the sale has closed.  Don’t let this alarm you.  Commission is a normal and healthy remuneration structure for many industries and one that actually works in the best interest of you the home buyer.  You will get better service because of it and you won’t even have to pay for that service.  How good is that?  The seller pays the real estate fee and your own agent gets a portion of it.

2. Even though this is true, a professional Realtor does not want to “sell” you a home. Real professionals put their client’s interest first.  In the spirit of professionalism this basic value moves a professional Realtor to help the client “find” the right home instead and get the best deal possible for the home buyer.  Commission based sales is the nature of the business yet a true professional will not allow the amount of commission influence a recommendation to you as the buyer.

3. Professional Realtors stay up to date and knowledgeable in order to give you the facts. They keep up with changes in the regulations around trading in real estate and they are prepared to advise you well and to act in your best interest at all times.  Negotiating without accurate information is a sure way to get tied into the wrong deal.  A professional Realtor will keep you from making a serious mistake in your real estate transaction.

4. Your professional Realtor works for many clients at the same time. Some of these clients will be sellers and some will be buyers.  You may be interested in a home that belongs to a seller who is also a client of the same company or Realtor.  This is will create a dual agency situation. As there are special rules to follow around dual agency, ask your Realtor to explain them before you look at a home listed with your agent’s company.  Knowing how dual agency works is in your best interest.

5. A professional Realtor will represent your interests throughout the negotiating process.  He has a primary fiduciary duty to you as a buyer.  You are entitled to as much information about the property you want to buy as you would like to have.  It is your right and prerogative to ask as many questions as you like.  So get the information you need before you make a buying decision.
